STEP 1 - CLIENT CONSULTATION
First phone Call
We want to understand your needs and short and long-term goals for your property. This phone call also gives us the chance to answer all questions or concerns you may have with short term rentals and exactly how we work.
During in-person property viewing, we will analyze the unique aspects and needs of your property, and provide recommendations regarding the interior, furniture, kitchenware, and other guest amenities required for a flawless guest experience.
Each property is unique, and we want to highlight what features make your place stand out. Once your property is ready to do go, we professionally stage it, and take professional photos to begin marketing your rental through our online travel partners.
STEP 2 - ON-BOARDING PROCESS
Keys and information
During this process we will collect 2 sets of keys for the property and gather all the essential information that guests need to know, from Wi-Fi details to how to turn on your stove, and location/access to amenities, to ensure a comfortable stay in your home. You can never have too many details for guests.
After we get a better understanding of the property, we'll develop a marketing strategy for each booking platform to create optimized and transparent listings. Once the listings are created, we will provide you with the login info to the relevant platforms.
Strategic pricing is the key to maximizing your revenues, and our pricing analysts will monitor and adjust your pricing on a daily basis to keep our rates and restrictions competitive, while maximizing income potential.
STEP 3 - HOSTING
All incoming messages will be handled by our experienced team. Our booking agents will handle all guest inquiries from initial contact to check-out. During the communication process, our team will vet guest profiles, find out the nature of their stay, request ID verification, and if necessary, verify credit card details. Our goal is to have the right type of guest in your suite.
Payments & Deposit
If all guest details are verified, our reservations team will proceed to collect payment and request a refundable deposit for an added layer of security, in addition to Airbnb's $1 million Host Guarantee Program.
Check-in & Check-out
Every guest's arrival and departure schedule are unique, and our reservations team will handle coordinating check-in times, special requests, and cleaning schedules, so you don't have to worry about any of the details. We will provide your guests with a professional welcome and stay experience.
STEP 4 - MAINTENANCE AND PAYMENT
We are dedicated to ensuring your home is well maintained throughout each reservation. Our cleaning staff has been especially trained by hotel industry professionals in taking care of furnished apartments and leaving them 100% guest-ready - they are committed to providing an immaculate cleaning job for each guest.
All re-stocking of cleaning supplies and guest amenities, including soap, toilet paper, coffee etc., is handled by us at no additional cost. That means less expenses to manage and more seamless hosting as part of our full-service plans.
Your payouts are deposited into your preferred account at the end of each month, along with a report of your bookings and a clear breakdown of our fees. We will review your returns every quarter with you to find room for improvement and ensure your income is in line with your expectations.
